American Landscape Systems, Inc. has been in business in the Dallas area for over 30 years. We are a full service landscape/irrigation contractor with a focus on landscape/irrigation development, municipal contracts and commercial maintenance. We are currently looking for an experienced Maintenance Account Manager.

Duties and Responsibilities:

• Manage execution of contracted Schedules of Services. (This is your primary responsibility.) 
• Maintain and manage all existing property relationships.
• Meet with all existing and new property managers weekly, or as requested by clients, and issue property reports to each manager and ALS on a weekly basis.
• Propose enhancements for your designated properties with supervisor approval. 
• Meet weekly to discuss leads and status of proposals for enhancements with Supervisor. As well as weekly meeting for scheduling. 
• Provide input and recommendations to supervisor on equipment, labor staff and scheduling of services.
• Provide ALS with accurate forecasting and scheduling of all spray applications, fertilizations, seasonal color changes, and rye grass applications.
• Perform field operations and training for chemical applications 
• Analyze routes, equipment, and vehicles for the most efficient execution of contracts. Make recommendations to ALS' supervisor for improvements.
• Quality control: 
  • Assist in inspection of completed enhancement projects during warranty period
  • Make recommendations to owners for maintenance by ALS or other maintenance contractors
  • Assist irrigation/repair superintendents with recommendations for watering schedule

American Landscape Systems, Inc. would like to take this opportunity to offer you a Commercial Maintenance Business Sales Manager position with our company. This position will be “at-will” and effective immediately. Your primary responsibility will be to sell commercial landscape maintenance contracts using pricing guidelines developed with and approved by American Landscape Systems, Inc. 

Compensation/Benefits will be as follows:

• Negotiated non-recoverable commission draw per month, paid monthly on the first Friday of the month. Your first commission draw will be two weeks after start date.
• 2% of monthly revenue commission on all contracts sold beginning day 1. This will be paid each month for the life of the contract. 
• 50% of 1st month’s revenue commission on all contracts sold beginning day 1, to be paid after collection of 1st month’s billing. Residual of 2% will be paid each month following, for the life of the contract. 
• Once the draw balance reaches a positive balance, you will be paid this balance, if so desired, on your next monthly draw.
• 5% of job profit for all jobs sold to new clients contracted by you and other miscellaneous work sold in relation to these new prospects. Any job work sold on existing ALS properties or to existing customers will not pay commission. (Job Profitability will be analyzed on every job to prohibit underselling) 
• 5% of job profit will be paid on all new landscape or irrigation installs sold to new clients, estimated by ALS. (Job Profitability will be analyzed on every job to prohibit underselling 28% minimum GP) 
• All commissions and residuals will be deducted from draw balance, after payment from customer.
• At no time will the draw balance go below negative $30,000.
• A vehicle will be provided to be used during business hours, and will remain on ALS property over night and weekends.
• $300 business lunch allowance per month. Receipts must be submitted.
• ALS will provide cell phone/radio for business use
• Commissions and job profitability are paid on the first Friday of each month following collection of billed invoices. A detailed report will be provided with commission check.
• Reimbursement of work related expenses. Receipt must be provided with explanation of expense. Any expense over $50 must be pre-approved by management.

After 90 days:

• Performance Review to discuss current draw balance
• Discuss Salary/Commission Hybrid Compensation Package

After 6 months:

• This will end the initial non-recoverable draw period. ALS will discuss, at this point, based on performance, additional draw terms. ALS reserves the rights to negotiate draw amounts, based on sales and pending commissions. 
• At this time, ALS will discuss health insurance, and SEP retirement eligibility and full time exempt salary plus commission status.
                        
Responsibilities will include:

• Develop, renew, and sell commercial maintenance contracts.
• Estimate, sell, and schedule job work on new properties.
• Meet weekly to discuss leads and status of proposals, including a detailed report of contacts, new leads, bids, and potential bids.
• Keep accurate and detailed leads for later follow-ups.
• Assist in analysis of job profitability for all jobs sold.
• Learn American Landscape Systems’ pricing guidelines.
• Provide input and recommendations on equipment, labor staff and scheduling of services.
• All aspects of maintenance sales will be your responsibility.
• Recommendations for marketing strategies, classes, or training will be evaluated on a case-by-case basis.
• Upon contract sale, a designated representative of ALS will be the point of contact for landscape management and irrigation repair.

In the event of termination of employment, rights to all accrued and future commissions and vacation pay and relationships with clients will be waived.
